Financial Information: Bank account or credit card numbers for payment processing through our secure portal.

Consumer Reports: With your explicit, written authorization during the application process, we may collect information from consumer reporting agencies, including credit history, eviction history, and criminal background checks.

4. How We Share Your Information

We do not sell or rent your personal information to third parties for their marketing purposes. We only share information as described below:

Service Providers: We share information with third-party companies that perform services on our behalf. These providers are contractually obligated to protect your data and use it only for the purposes for which it was shared.

AppFolio: Our property management software provider, which hosts tenant data, applications, leases, communications, and payment processing information.

RingCentral: Our communications provider for sending and receiving business phone calls and SMS/text messages.

Maintenance Contractors: We may share your name, address, and phone number with trusted plumbers, electricians, or other vendors to fulfill maintenance requests.

Consumer Reporting Agencies: We provide your information to screening companies to obtain credit and background reports, but only with your prior written consent.

As Required By Law: We may disclose your information if required by a subpoena, court order, government investigation, or other legal requirement.

Business Transfers: If T. Larson Wisconsin Properties LLC is involved in a merger, acquisition, or sale of assets, your information may be transferred as part of that transaction.

5. Communications Policy (Email and SMS/Text Message)

Consent: By providing your phone number and email address in a rental application or lease agreement, and by electronically signing your lease, you provide your express written consent for us to contact you via SMS and email for transactional purposes related to your tenancy or application, in accordance with the UETA and Wisconsin law.

Purpose of Messages: All SMS and email communications will be for essential, non-marketing purposes, including: rent reminders, maintenance updates, notices of entry, lease administration, and emergency community alerts.

SMS Opt-Out: You may opt out of SMS messages at any time by replying STOP to any text you receive. Upon opting out, you will receive one final confirmation text. We will continue to send legally required notices via email and the Portal as specified in your lease.

Email Opt-Out: You cannot opt out of essential transactional emails related to your lease or account, as these are necessary for us to fulfill our legal and contractual obligations.

6. Data Security and Retention

Security: We use commercially reasonable administrative, technical, and physical safeguards to protect your personal information. Our primary service providers, AppFolio and RingCentral, use industry-standard encryption and security protocols to protect data in transit and at rest. However, no method of transmission or storage is 100% secure.

Retention: We retain your personal information for as long as you are a tenant and for a period thereafter as required to comply with our legal, financial, and record-keeping obligations (typically 7 years after the end of tenancy).

7. Your Rights and Choices

You have choices regarding your personal information:

Access and Update: You can review and update your contact information and view your lease documents and payment history through the AppFolio Portal.

Communication Preferences: You can opt out of SMS messages by replying STOP.

8. Changes to This Privacy Policy

We may update this policy from time to time. The “Effective Date” at the top of this page indicates when it was last revised. We will notify you of any material changes as required by law.
